Realtor Safety: Your Safety Should Never Be the Price of Doing Business

Realtor safety begins before entering a property for a private home showing.

Every realtor spends time showing properties, but few stop to think about the unique risks that come with the job. We meet people we’ve never worked with before, enter vacant homes, travel to unfamiliar neighbourhoods, and often work alone.

Fortunately, most showings go exactly as planned. Still, developing good safety habits isn’t about expecting the worst — it’s about being prepared should the unexpected happen.

Qualify Before You Meet

Realtor safety begins before every private home showing.

Every showing should begin long before you arrive at the property. Whenever possible, meet prospective buyers in your office first. Verify their identity, review their mortgage pre-approval, discuss their wants and needs, and determine whether you’re a good fit to work together. Not only is this good business practice, but it also provides an added layer of security before stepping into a private showing.

Before You Head Out

Let someone know where you’ll be, ensure your phone is fully charged, and familiarize yourself with the neighbourhood if it’s one you don’t know well. A few minutes of preparation can make a significant difference.

Arriving at the Property

Arrive a few minutes early, but wait for your clients before entering a vacant home. Before unlocking the door, check that it’s actually locked. If you discover the property has been left unlocked, contact the listing brokerage before going inside so the situation is documented.

Whenever possible, park on the street rather than in the driveway so your vehicle can’t be blocked in. If you’re unfamiliar with the area, take a few minutes to observe your surroundings before the appointment begins.

During the Showing

Stay aware of your surroundings at all times. As you move through the home, pay attention not only to your clients but also to the condition of the property itself. Loose railings, uneven flooring, poor lighting, construction materials, and other hazards can pose risks to everyone in the home.

Whenever possible, allow your clients to walk ahead of you through confined spaces or down basement stairs so you always maintain a clear path to an exit. Keep your phone accessible, and before leaving, ensure the property is secured according to the seller’s instructions.

Protect Your Privacy

Building rapport with clients is important, but maintaining professional boundaries is equally important. Avoid sharing unnecessary personal information such as where you live, your daily routines, your family’s schedule, or the security features of your own home.

The same principle applies online. Avoid posting your real-time location while you’re alone at a showing or open house, and be mindful of the personal information that’s publicly available through your social media accounts.

Realtor safety includes staying aware of your surroundings during a private home showing.

Trust Your Instincts

One of the best safety tools you’ll ever have is your intuition.

If a prospective client refuses to meet beforehand, avoids answering reasonable questions, insists on viewing only vacant properties, or simply makes you feel uncomfortable, pay attention. You can always reschedule the appointment, meet in a public place, bring a colleague, or decide not to proceed.

No commission is ever worth ignoring your instincts.

Safety Is Professionalism

Professionalism isn’t just about marketing homes, negotiating offers, or delivering exceptional client service. It’s also about protecting yourself and your clients through thoughtful preparation, sound judgment, and smart decision-making.

The best realtors develop systems that become second nature. They prepare before every appointment, remain aware throughout every showing, and trust their instincts when something doesn’t feel right.

Because at the end of the day, your most important responsibility isn’t simply selling a home — it’s making sure everyone, including you, gets home safely.

Here’s to closing deals and opening doors!
